Telltale Signs You Need a New Roof

Wear and tear from the elements or old age are often the inevitable aspect of a roof’s lifespan, yet most people hardly give it much thought – until it springs a leak. As a smart homeowner, however, you shouldn’t have to wait until the water is pouring through and you have to break out the buckets before paying attention to your roof.

Cassas Bros Construction, your trusted roofing company, recommends scheduling roof inspections at least twice a year to check for current or potential damage. If the results of the inspection include one or more of the following signs, then you will surely need a new roof:

Buckling or Curling Shingles

This can happen in two ways – Cupping, which occurs when the shingles edges turn upward; and Clawing, which is when the edges stay flat and the middle starts to come up. Either way, they are signs of weathering and indicate that problems, such as leaks are imminent.

Missing Shingles

This is often a result of a loss in tar seal, which causes the shingles to loosen and fall off. When this occurs, water can easily penetrate through the system and cause leaks inside your home.

Damaged Flashing

Flashing is what seals the areas of the roof that are not covered by shingles, from weather damage. Cracks or breaks in this flashing mean the compromised protection of your roof’s key elements.

Shingle Granules in Gutter

As shingles near the end of their cycle, they tend to lose more and more granules. These tiny fragments help protect your roof from ultraviolet rays and enhance its ability to shed water. If your gutters are full of these granules, then you will need a new roof.

Sagging Roof

A sagging roof is typically a telltale sign of a structural issue – problems with the attic decking or worse, with the supports in the foundation.
